Frequently Asked Questions
My house was built in 2005. Is it already time for a new roof?
Possibly, but not automatically. A twenty-year-old asphalt roof in Florida is inside the normal replacement window, and plenty of them still have years left in them. What we look for is granule loss showing up in the gutters and the drip line, tabs that have released their sealant strip, and cupping at the shingle edges.
If the field is sound and you have three failed pipe boots, that is a repair. We will put that in writing, including our reasoning, and we would rather do the repair now and the roof in four years than sell you the roof today.
Someone knocked on my door and said I have hail damage. Is hail common here?
Roof-damaging hail is uncommon in south Sarasota County. We do get hail, but the stone sizes that reliably bruise an asphalt mat are a Plains and Midwest problem. What usually gets called hail here is ordinary granule loss from age, blistering, or foot traffic damage from whoever installed an air conditioner or a satellite dish.
Ask for the date of the storm before you agree to anything, because a hail claim needs an event and that event is checkable against National Weather Service reports for this county.
Water is coming in near my lanai. Is that the roof or the screen cage?
It is usually the place where the two meet, which is exactly why it goes unfixed for years. The cage host beam was lagged into the sub-fascia through the roof edge, and those bolts work loose as the aluminum loads and unloads in the wind.
The cage company quotes aluminum, the roofer quotes shingles, and the open strip between them belongs to nobody. We scope that interface as roof work because that is what it is, and we will show you the lag holes before quoting anything.
Do I need a permit to reroof, and who inspects it?
Yes. A reroof is permitted work in this city and it gets inspected, normally at dry-in before the covering goes down and again at completion. That inspection is worth having rather than avoiding, because it puts a second set of eyes on the deck and the underlayment at the one moment both are actually visible.
We pull the permit under our own certificate number. If a contractor asks you to pull an owner-builder permit for work they are doing, that should end the conversation.
Should I switch from shingles to concrete tile?
Usually not, if you are in the older platted part of the city. Concrete tile weighs around ten pounds for each square foot of roof; architectural shingle is closer to two and a half. So it is a structural question rather than a style one.
A truss roof designed around a shingle dead load needs an engineer to look at it and put a signed letter in the permit file, and the reinforcement often costs more than the tile does. If tile is already on your house, keep it and relay it.
Do shingle rejuvenation sprays actually work?
No, and we will not sell them. They wet and darken the surface for a season. They will not rebuild a shingle mat that has shed its granules, and they cannot reseal tabs that have let go.
Worse, several shingle manufacturers name field-applied coatings as grounds to void the limited warranty on the covering, so a roof still inside its warranty period is worth more to you untouched. Coatings are genuinely good products on a low-slope porch deck or on metal. On your shingles, spend nothing.
